CASE ON POINT: Going the extra 7,248 miles

Initial circumstances: Client was raising funds against a property with 11 self-contained flats, valued at £2.35m. The purpose of the loan was to redeem an existing first charge on the property and use the remainder of the funds to purchase an additional investment property, located in the US. The client was a limited company owned by an Austrian national, with residency in Austria and property in the UK and US. The client’s broker approached mtf after being let down by a challenger bank at the final credit committee stage.

mtf solution: At the time of the transaction the client was working temporarily in Santiago, Chile and due to unforeseen circumstances, was unable to travel back to the UK. As time was of the essence, mtf sent a member of the legal underwriting team to Chile to meet with the client, verify his ID, witness the signature of the mortgage deed and bring back the original signed deed to facilitate a fast completion.

mtf provided a £1.65m loan at 70% LTV, based on the asset’s OMV. Interest was retained at 0.89%, over a 6-month term, with no exit fees or ERCs. Despite the client’s exceptional circumstances that included a new valuation, legal work and a return trip to Chile, the loan was completed in just 5 working days.

The benefits: Our bridging loan provided the client with the time needed to finish the works on his investment asset, while the remainder of the funds enabled him to start works on his new development project in LA. To exit, the client will refinance the property with a buy-to-let mortgage against the higher value.
